All properties will be listed on more than 50 external property platforms such as Booking.com, Airbnb, TripAdvisor, Agoda, Property Finder, Bayut, Justproperty, Dubizzle etc. When the guest is looking for a property on any giant-booking platform, they usually use specific filters accordingly to their preferences. Be ensured that your property will have as more information as needed to get the right client in time.

As soon as we get new booking, several things need to be communicated to the guests. We always explain all terms and conditions to our guests, prepare the agreement with all policies regarding refunds and cancellation which should also be signed. Additional to that, our Operation team always coordinate with the times for checking in and checking out, provides directions to get to the property and verify the inventory list every time etc.

How has COVID-19 impacted the short- term rental market in the UAE?
Short term rentals have become very trendy across Dubai, and we are seeing a growing number of landlords taking advantage of the increase in earnings while transforming their properties into holiday homes. We have also seen the increased changes in recent months where prospective tenants are switching to monthly rent without the tie of a 12-month lease.
Is the deposit you take enough to cover any damages?
With regards to any damages , our company is taking care of it. We do not allow the tenants to live in the property without providing the security deposit which is tend to cover any damages. In case if the deposit is not enough, the Company is taking care of it on our behalf.
What is the general occupancy rate throughout the year?
At Mira Holiday Home , our occupancy rate is between 80-85% which can vary from the location and the furnishing quality itself.
What is my estimated ROI projection, and what is the return compared to long term rentals?
You will be provided with a detailed financial projection to demonstrate your potential income - we will also compare this to the long term rental market.
What is our managment fee?
We meet all of our tenants in person to conduct passport checks, and we also submit their details to the Dubai Tourism board. Our team will also take a security deposit to cover any damages that may occur during a rental.
How do I know you will find me a good tenant?

What are the peak months for short term rentals per your experience?
The highest income which you can see is tend to be between o October and March in the line with the tourist seasons, however, we also try to secure the low seasons with corporates clients or month by month rental clients.
What if I want to sell my unit eventually?
As we operate our own Real Estate Brokerage as well, we can easily coordinate the viewings for your unit. Using short term rentals will also give you some earning potential while your property is on the market and also means it is always well kept, clean and maintained giving you the flexibility for an easy transition once the unit sells.
How do I know when my unit is rented out?
For every lease and every renewal, we get a contract signed- you will receive a copy of this. Our dedicated team will also inform you of any offers and potential booking advising you of a client profile, how long, and most importantly, the price.
What happens if my tenant stops paying the rent?
We never let a client check-in without paying their rent in advance, we also meet every client that checks into our properties, meaning non-payment cases are not possible.
What if I want to use the property myself?
We as standard put 30 days in our contact, but the point of short term rentals is that it is flexible and allows you to use your property as and when you need to. We only recommend these 30 days , so it allows your property to perform to its maximum potential.
Do I have to buy all the furniture?
As per Dubai Torism Commercial and Marketing ( DTCM ), there are specific standards for the properties which are going to be operated as a holiday homes which we would need to follow. It mean that each property should be furnished. We have onsite interior team who can inspect your propery and provide you estimated cost for the furnishings. You will really see the benefits of your investment the longer the property is on the Short Term Rental market. Good quality furniture lasts for years and will keep attracting rental clients if it›s furnished in a desirable and modern trend.
Does my furniture need to be of a certain quality?
Yes, we recommend furniture being a modern, polished look as this really increases the occupancy rates on a unit. If we are furnishing your unit we have a good idea what our clients look for and what photos we will use in our marketing campaigns - we are experts in choosing the right furniture to increase how attractive your property looks to the prospective short term tenant.
Your management fee is higher than some of Short-Term Rental Companies like Airbnb, what more do you offer?
Our management fee includes a mixture of local portals to attract the short- term month by month tenants as well as the holiday home portals. We also have 24/hr support for our guests and numerous positive reviews on our service. All of our listing photos are taken by a professional photographer as standard and our housekeeping and maintenance work 7 days a week.
What if I want to advertise the property myself?
As a holiday home can only be registered under one license, you cannot put a unit on short term rentals with multiple agents. Currently there is no wider system to see when other agents have booked your property so all bookings would need to be through us to avoid double booking.
How do you control if the guests are using more utilities than your estimated costs?
We use an average figure in our financial projections for the bills- we are lucky enough to have great housekeepers who will see how our guests are living. If they notice the utilities being used a significant amount more than necessary, we can notify and address this with the tenants.
Can I still use Short Term Rentals, if my unit is part of a hotel apartment?
Unfortunately, we cannot list on our permit with the DMTC if the SPA states hotel apartment - however, we can aid you with finding a tenant for your hotel apartment using our marketing only short term rental service.
Did developers in Dubai ban STR in some communities?
Luckily even if a developer wishes to ban the short-term rentals in that building, they do not have much power to stop the landlord from doing so. Short Term Rentals are regulated by Dubai Tourism who make the rules and the developers do not have enough power to override this.
Do we need to remove unwanted stuff in the unit aside from what is mentioned in your checklist?
Yes, we would need all personal items either locked in a separate part of the property without guest access or removed from the accommodation to avoid our guests using or breaking any personal items.
